Review Your Home Inspection Report

Let’s Review! I will send your home inspection report within 48 hours of the inspection. I will also follow up with a phone call to discuss any questions you may have.

Whether you are buying, selling or maintaining your home, I provide professional and quality service from the moment you call me. I will walk through your home with you and teach you as much as you want to learn. I strictly follow the Standards of Practice for home inspectors established by InterNACHI, the association that certified me.

After we walk through the home together, I will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. All of this will be detailed in my easy-to-read report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.

Roof

The roof is one of the most costly and important structures. I will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.

Exterior

This includes the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior.

HVAC

I will visually inspect the HVAC systems including ducts, filters, furnaces and air conditioning units.

Plumbing

I will visually inspect plumbing fixtures for proper function, including tubs, sinks, hoses, showers, and water shut-off valves, and look for leaks and other such flaws.

Electrical Systems

I will visually inspect both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems.

Appliances

I will examine all major appliances like water heaters, washers and dryers, dishwashers, refrigerators, freezers, and more.

Doors, Windows & Interior

I will check doors and windows for proper sealing and drafts, signs of mold or water damage, and more.

Foundations, Basements & Crawl Spaces

I will examine the foundation, crawlspaces and basements to look for signs of things like past water damage, foundation cracking or shifting, and other such potentially expensive issues.

Attic, Ventilation & Insulation

I will examine the attic to for proper ventilation, check for mold and moisture if access permits, and assess the level of insulation.

Home inspections generally take 2 to 4 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.).

Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!

It is important to note that no house is perfect. At the end of the home inspection process, I will provide a detailed report that describes the physical condition of the property, with images highlighting what may need repair or replacement. The information provided is to allow you, the potential buyer, to make an informed decision about moving forward with the transaction.
